The home was occupied by a tenant who had a ten-year lease, which had been challenged in court by the bank. The court upheld the lease and I had to negotiate a cash for keys agreement to get the tenant out in a timely manner. Today (8/1/16) the tenant moved out and the house is in my possession! With about $20,000 in work at the most this house should be ready to list. I am expecting it to sell for $800,000 to $850,000. Should be an awesome flip once it is all done!
