Ballston Park Condominium 1050 North Stuart Street Arlington, VA 22201 Year Built: 1995 Residences: 137 Stories: 9 Amenities: Fitness Center, Party Room, On-Site Manager, Guest Parking 0:25 - Location. Ballston Park is located at 1050 N Stuart Street. The building is .5 blocks to the Ballston Metro. The community is located where North Stuart Street dead-ends between Fairfax Drive and 11th Street North. Ballston Park is across the street from Summerwalk West and Windsor Plaza. 0:43 - Types of floor plans. The community is made up of one and two-bedroom layouts. There is one three-bedroom unit on the 9th floor. That unit sold in 2017 for $1,200,000. It is probably not the best condo building if you are looking for a three-bedroom unit. 1:00 - Lobby. The lobby was recently renovated and looks great. Some older buildings (built in the 80's and 90's) will have dated lobbies. Ballston Park is not one of them. They did a great job with their lobby renovation. 1:38 - Amenities. There is no rooftop, no pool and no front desk. There is an on-site manager to go along with a party room and fitness center. The fitness center does not open until 6 am. This is absurd. The fitness center should be open 24-hours a day. 3:24 - One-bedroom floor plans. One-bedroom floor plans are going to range from 623 - 832 square feet. Most one-bedrooms that you will find will be around 750 square feet. 4:00 - Distinctive features. All condos at Ballston Park will have outdoor space, a fireplace and an open galley style kitchen with cabinets above the sink when you're looking out toward the living room 6:00 - Two-bedroom floor plans. These are cookie-cutter units. And that's not an insult. You will see a lot of the same floor plans. All two-bedroom condos at Ballston Park will have bedrooms on either side of the living room. Floor plans start at 908 square feet and work their way up to 1,194 square feet. Most floor plans you will see will be around 1,019 - 1,142 7:20 - Ballston Park condo fees. Fees will be on the low end compared to other buildings in the area. You are not paying for a pool or front desk, which are usually costly amenities. You are also apart of a much smaller community so upkeep of the building will be less since the building is smaller. Condo fees are around $.57 per square foot which equate to roughly $435/month for 1-bedroom and $560/month for a 2-bedroom. 8:08 - Sales Prices. Prices have been going up at Ballston Park. In 2019, one-bedrooms averaged a sales price of $430,000. There has been only one sold one-bedroom in 2020 and it was an anomaly. 1050 N Stuart St 303 was listed for $439,000 and sold for $451,510. 10:20 - Two-Bedroom Sales Prices. The average sales price in 2019 was $633,825 and the average sales price in 2020 is $635,000. 10:45 - Using the Wrong Comps. 601 in the building was listed for $630,000 and eventually sold for $595,000 after going through multiple price reductions. 12:00 - The Top 3 Things You Need to Know About Living at Ballston Park.
