Welcome to the Victoria BC Neighbourhoods Guide Episode 8 of The Capital Map. A series that highlights Victoria BC living in all the different neighbourhoods that make up this beautiful city on Vancouver Island in Canada. Today we’re talking about moving to Saanich BC, and more specifically: Cadboro Bay, Ten Mile Point and Queenswood in Victoria BC. These seaside neighbourhoods highlight some of the best aspects of living in Victoria BC and are close to what I would argue is the best beach in the city. They also offer some of the best natural beauty and privacy you can hope for in a neighbourhood along the eastern coastline of Southern Vancouver Island. Living in Saanich, compared to living in Oak Bay, usually means there are a few more parks, trails, and trees nearby and many of these areas are great places to hike and be active. Unfortunately, just because you’re in Oak Bay, doesn’t mean these homes are inexpensive, and these 3 neighbourhoods usually feature some of the most expensive homes in Saanich. Of all the neighbourhoods in Victoria BC, Cadboro Bay, Ten Mile Point, and Queenswood are among the most pristine and connected to nature that you will find within 20 minutes of downtown Victoria. Here’s a breakdown of my points in this video: 00:00 Intro 00:23 1) Where in Victoria is it? What's accessible? Just north of the border between Oak Bay and Saanich at the eastern tip of southern Vancouver Island, you’ll find 3 neighbourhoods wrapped around Cadboro Bay. 00:45 2) What are these neighbourhoods like? A) Cadboro Bay - Getting it’s name from the beautiful U-shaped Bay to the East, the neighbourhood sits in between the University of Victoria and Cadboro-Gyro Park. The gently sloping seaside area has a convenient Village at its centre, complete with restaurants, coffee shops, a local grocer, pharmacy, and more. Housing in Cadboro Bay is offers the most variety of these 3 areas. There is a focus of density around the village (that will be increased based on the latest official community plan) with low rise condos and townhomes. For now, the neighbourhood is primarily detached homes built between the 1950’s-1970’s. B) Ten Mile Point - forming the northern half of Cadboro Bay, Ten Mile Point is a Peninsula that’s tip is ten nautical miles from Victoria’s naval base at CFB Esquimalt. In my view, many of the properties on Ten Mile Point could be considered some of Greater Victoria’s most desirable waterfront properties. The neighbourhood is characterized by large, estate sized lots, tucked away in a coastal rainforest with a great trail network for dog-walking. C) Queenswood - Continuing the trend of private, forested neighbourhoods, Queenswood could be even more private than ten mile point. Many of these lots are a half-acre or more, and the access to private oceanside has given the area its fair share of luxury waterfront properties. Because of the forest and northern exposure along the coast, certain sections of Queenswood can be dark. 02:02 3) Home/lot characteristics These three areas are dominated by single family detached homes with a few sections dedicated to condo and townhouse living. The only grouping of condo and townhome options outside of Cadboro Bay Village sit at the highest point of Ten Mile Point. Wedgewood Estates consists of 133 strata lots and a mixture of one level townhomes, large multi-level townhomes, and newer condominiums with stunning ocean views. Cadboro Bay Village is the focal point of density and will be moving forward as Saanich eyes density around this village centre. In it’s current form there are about 8 condo and townhome complexes around the village.
