The revenues of a hotel are an outcome or the output. Where there’s an outcome, there has to be an input. So instead of looking at ways to increase hotel revenues, I look at ways to affect the ‘Inputs’ that have an effect on the hotel revenues. So what are the inputs that affect hotel revenues aside from your hotel room occupancy rates? The inputs or key performance indicators (KPI’s) that affect hotel revenues include the following metrics: Number of customers - The number of customers you have is your starting point for these calculations. Average customer spend – The amount that your guests spend with you each time they stay in your hotel and/or in your restaurant will contribute towards the average spend or your average transaction value (ATV). Once you know your average customer spend, you can begin to ask questions about how to increase this. Your average customer spend impacts your hotel revenues. Times customers return – The number of times existing customers return will impact your hotel revenues. If we know this metric, we can look to ways to increase this. Also, by knowing the number of times customers return, you will be able to take action and to begin asking empowering questions about how you increase this key revenue/profit metric. Customer’s that never return – Customers that decide not to return are referred to as defecting customers. Your customer defection rate will impact your hotel revenues. The percentage of customers that don’t return is important to track and manage, as this will provide the focus to understand reasons for customer defections. This will therefore provide the basis for making improvements to prevent customers from defecting, thereby affecting your hotel revenues in a positive way. However, always remember that we can never please everybody all of the time. Audience reach/Number of visitors – The number of visitors you have to your website, to your social media networks, to trip adviser, on Booking.com or other places where you advertising your hotel, will make up your ‘Audience.’ If we can increase this audience, it will have an impact on your hotel revenues. For example, if you could increase the number of visitors to your website by making some improvements to your Search Engine Optimisation (SEO), so that your website comes up more on searches on Google and the like, you will increase your visitors. Capture rate of visitors – The capture rate is the rate or percentage of the visitors or audience for your hotel business that engage with you by performing an action. An action would include telephoning your hotel or completing an online form or making a booking. The capture rate of your visitors will impact your hotel revenues. This can be improved by for example improving your website. Make sure that there is a clear call to action. Making sure the website is user friendly and customer focused will improve the visitor capture rate or conversion rate. Conversion rate of visitors to customers – The number of visitors that take action on your website and other places where your hotel is advertised that then convert to customers is another conversion rate that will have an impact on your hotel revenues. Improve this metric and you will increase your hotel room occupancy rate, which in turn will increase your revenues. Where the power of this approach lies is in the power of leverage. When you combine these 7 metrics, this is where the magic happens. This is when your revenues will begin to soar and you’ll be on your way to maximise your hotel revenue. Once you’ve discovered the most impactful input metric, you can set about to find creative ways and ideas to increase hotel revenue. I always recommend involving both employees and guests. Get them to help you look for initiatives to increase revenue. Employees work better with their own ideas and guests will love the fact that they’ve been involved in the process.
